FEATURES AND FINISHES

The Purchaser(s) shall have the choice of colours and materials, where applicable, from the Vendor’s standard samples, if not already ordered and/or installed. The Vendor agrees to include the following items in the Purchase Price:

EXTERIOR FEATURES

  • Exterior maintenance free features including, stone, brick and hardy board as per elevation and pre-selected exterior colour packages.
  • All exterior colour packages are architecturally controlled.
  • Maintenance free soffits, fascia, eavestrough and downspouts.
  • Thirty (30) year architectural asphalt roof shingles.
  • Graded and fully sodded lot to township standards.
  • Lush landscaped community grounds with private walking, fitness trails and two parketts all within a 37 acre estate.
  • Full underground services including telephone, cable, gas and hydro.
  • Two exterior hose bibs lawn service taps, one in rear and one in garage with interior shut off valves.
  • Quality vinyl clad windows throughout.
  • Metal clad insulated front entry door with side lites (glass insert is optional).
  • Metal clad insulated door from house to garage, if applicable.
  • Christmas soffit outlets switched to hallway.
  • Renaissance 2000 clad wood sectional garage doors with colonial glass inserts and front coach lights.
  • Screens on all operating windows and patio doors.
  • Two exterior waterproof electrical outlets.

QUALITY CONSTRUCTION FEATURES

  • Exterior and load bearing walls 2 X 6.
  • All drywall applied with screws using a minimum number of nails.
  • Vaulted or 9’ ceilings on main floor, and full height ceiling in the basement.
  • Solid main floor (2 X 10) joists at 12” or 16” on center, supported by steel beams and columns (as per plan).
  • Double line bridging providing extra support.
  • Solid stringer, plywood stairs thus eliminating shrinkage and squeaks.

  • All exterior window and door openings are spray foamed and caulked for a superior seal.
  • Energy efficient water-saver taps, shower heads and low flush toilet tanks.
  • Pex water lines and ABS drains throughout.

OTHER IMPORTANT FEATURES

  • Smoke detector(s) as per fire code.
  • Carbon Monoxide detector(s) as per building code.

  • White Decora type switches and white plugs throughout.
  • Rough-in for future central vacuum system with drop tied to garage.
  • Basement lights controlled by single switch (no pull chains).

  • Rough-in cable for cable television with RG6 coaxial to a maximum of 3 locations (compatible with internet and digital signals).

  • Thermostat located centrally on main floor/ventilation fan switches as required by Building Code.

GENERAL NOTES

  • The Tarion Warranty Corporation covers all new homes for the following: (paid by purchaser as an adjustment on closing).
  • 7-year major structural.
  • 2-year warranty on electrical, plumbing, heating, distribution systems, all exterior cladding, windows, doors and caulking.
  • 1-year builder’s comprehensive warranty.
  • The number of steps at the front and in the garage may vary from that shown and are subject to grade.
  • The decorated model home does contain items not included in the base price. These may include but may not be limited to lighting, wall treatments, upgrades and landscaping.
  • Ceilings, walls and bulkheads may be modified to accommodate heating and ventilating requirements.
  • Variations in uniformity and colour from vendors samples may occur and can be expected in finished materials.
  • Purchaser to select from Vendor’s samples, unless already ordered or installed.
  • Builder location survey paid by the vendor.
  • In an effort to continuously improve our product, the vendor reserves the right to alter any floor plans, exteriors, specifications and prices without notice.
  • All renderings, floor plans and maps in brochures and sale displays are artist’s concept and are not necessarily to scale; dimensions are approximate and may vary from finished product.
  • The purchaser acknowledges that the hot water tank is on a rental basis and agrees to execute the rental agreement at the time of final occupancy.
